APPLICATION APPROVED:  12 Hamilton Avenue

Mr. Westlake: Good evening, ladies and gentlemen, this is the Zoning Board of Appeals. Tonight we have the following item: 12 Hamilton Avenue

If there are no errors, omissions or additions to last month’s minutes of the meeting, the minutes will stand as written.

12 Hamilton Avenue. R1A zoning district. Area variance for carriage house/garage. Applicant: William and Margaret Stuart

Mr. Westlake: Would 12 Hamilton Avenue please come to the podium, state your name and what you would like to do.

Mrs. Stuart: I am Margaret Stuart 12 Hamilton Avenue.

Mr. Stuart: I am Bill Stuart 12 Hamilton Avenue.

Mrs. Stuart: We want to replace the carriage house that we had demolished recently with one similar in size, a little smaller but similar in size. It was a 3 bay carriage house and we wanted to replace it with the same but that was expensive. We are replacing with a 2 bay that is what we want to do.

Mr. Westlake: Ok, thank you. Any questions from the board?

Ms. Marteney: Very nice package.

Ms. Calarco; I do appreciate the attention to try to bring it back to the same historic presence.

Mr. Stuart:  That is our hope.

Mrs. Stuart:  The other way was cost prohibitive so we are doing it this way.

Mr. Westlake: Is there anyone here wishing to speak for or against the application?

Mr. Scollan:  My name is Joe Scollan. I have been a lawyer in Auburn for 40 years I recently retired. I am here for 2 reasons a little nostalgia I was a member of this board and Chairman for many many years and when I finished they gave me the key to the City so you have something to look forward to (everyone laughs) and the second is Margaret is my sister.
Mr. Westlake: Ok, thank you very much. Is there anyone else wishing to speak for or against this application?

Mrs. Baumes: I am Mary Baumes my husband and I live at 11 Hamilton Avenue we are neighbors to the Stuarts and we are looking forward to the replacement of their carriage house. Bill does beautiful work and it is going to be very nice when it is rebuilt.

Mr. Westlake: Thank you very much. Any comments from the board?

Mr. Scollan:  All three adjoining are in favor of it.

Mr. Westlake: Thank you very much Joe it is in the packet, it is a very good packet.

Mr. Baroody: I would like to make a motion that we grant William and Margaret Stuart of 12 Hamilton Avenue an area variance of 370 square feet over the allowed 750 square feet to erect a carriage house/garage, replacing the prior structure as submitted in the packet.

Ms. Calarco: I second that motion.

VOTING IN FAVOR: Ms. Marteney, Mr. Baroody, Ms. Calarco, Mr. Kilmer, Mr. Westlake

Mr. Westlake: Your application has been approved, good luck with your project.

Mr. & Mrs. Stuart: Thank you.

Discussion was held regarding having a third person as Vice-Chair and Susan Marteney was unanimously elected to be third Vice-Chair.
